Terms and Conditions (Vendor Finance)

At Meriton we are able to assist clients in purchasing a Meriton apartment by offering a low-cost mortgage loan. Whether you are a resident or nonresident, investor or owner, MPF will gladly consider your application.

Current interest rate
4.5% fixed interest rate for 2 years (NSW comparison rate 4.60%, QLD comparison rate 4.62%), up to 90% lend.

Why MPF?

  • Unlike a traditional lender, MPF will offer up to 90% finance of the purchase price (not valuation) and also use 100% of your income to determine the highest borrowing capacity for each purchaser. Loans are approved prior to the exchange of contracts guaranteeing you finance upon completion, eliminating stress, and our borrowers always refinance with ease.

  • Off-the-plan certainty. Meriton finance approval is valid until settlement, which can be up to 24 months. Unlike Bank approvals that are only valid for 3 months

What do we offer for local and overseas buyers?
MPF offers up to 90% of the purchase price on a fixed interest rate for 2 years on all NSW and QLD sites. Meriton combines competitive interest rates with no valuations or valuation fees, no mortgage insurance, no brokerage fees and no early payout penalty fees.

How it works
Once you have applied and your loan has been approved, the interest rate is fixed and the approval is valid until you are required to settle. Unlike a traditional lender, Meriton does not adjust the interest rate on any loan after it is approved. Once you have settled, loan interest payments are debited by direct debit from your nominated bank account on the first business day of each month. Pre-payment of monthly interest and lump sum principal reductions are allowable.

You may discharge your loan penalty-free at any stage. The loan period may be extended beyond the 2-year term, subject to Meriton’s absolute discretion and further terms and conditions.

What does it cost?
A fee of $1500 is required to be paid at time of lodging the application and all necessary documentation. This fee is refundable if the application is declined.
